MANUFACTURED HOME COMMUNITY MANAGER The Community Manager's primary goal will be to create a welcoming and thriving community environment for our residents while ensuring the property's profitability and compliance with applicable regulations.
The Manager will oversee all aspects of community operations and effectively manage and coordinate team members, activities, and available resources in order to accomplish community objectives as set forth by the Regional/District Property Manager (RM/DM), Executive Leadership and the Company.
Compensation:
$65,000-$70,000 DOE
Benefits:
Housing plus utilities, Medical, Dental, Vision, Vacation and Sick, 401K General Responsibilities Manages day-to-day operations of the community, including but not limited to rent collection, lease management and coordinating maintenance and landscaping as well as ensuring compliance with federal, state and local laws, landlord tenant law, fair housing law, as well as company policies and procedures.
Responsible for offices opening on schedule, condition of office and community curb appeal.
Hires, trains, motivates and supervises on-site team in order to achieve operational goals of the company and ensures all onsite staff completes necessary training.
Exhibits strong leadership qualities and professionalism at all times.
Provides comprehensive feedback and holds employees accountable.
Provides clear and concise instructions for effective management of on-site team.
Completes monthly safety checklists and monthly safety meeting with entire team.
Implements strategies to maximize occupancy rates, minimize delinquencies and increase revenue while working within company guidelines.
Attends and participates in weekly team meetings and training seminars as requested.
Conducts 4-sided home inspections daily to inspect the physical condition of the interior and exterior buildings and grounds.
All homes in the community should be inspected at least twice a year.
Works with Maintenance team to coordinate repairs and/or upgrades as needed to provide continued enjoyment for the residents.
Enforces architectural guidelines and community standards to maintain a cohesive appearance throughout the community - including reviewing additions and alterations requests, ensuring their compliance and submitting for RM/DM for review.
Facilitates the screening process and reviews prospective residency applications.
Monitors and manages the community's financial performance, including budgeting, expense control and reviews rent increase recommendations.
Ensures that all rents are collected when due, and posted in a timely manner.
Manages all 3rd party agreements.
Coordinates with legal team to perform evictions and utility cut-offs as required on delinquent rents.
Ensures completion of various daily, weekly and monthly reports in timely and accurate manner - employing accurate record keeping and adherence to financial goals.
Utilizes Yardi to submit and approve all invoices as well as maintaining and updating any expired vendor insurance.
Monitors payroll in ADP.
Supports sales activities, as needed, including customer needs, open houses, resident activities, inspections on home inventory as well as enhancing community visibility and referrals.
Develops and maintains positive relationships with community residents by engaging with residents and ensuring their needs and concerns are addressed promptly and professionally.
Organizes, oversees and monitors resident events.
Makes recommendations and oversees the editing of the community newsletter.
Stays informed about relevant industry standards, regulations and market trends - making recommendations for operational improvements and maintaining a competitive edge.
Job Qualifications Minimum Education:
High School or GED equivalent.
Minimum
Experience:
2 Years of on-site management including supervisory responsibility.
Preferred Education:
Bachelor's Degree.
Minimum Field-of-Expertise:
Residential/multi-family property management experience.
Preferred Field-of-Expertise:
Manufactured home community management experience.
Valid driver's license and good driving record required.
Yardi software experience preferred, but not mandatory.
Will need to obtain and maintain CPO certification - company sponsored.

Estimated Salary: $20 to $28 per hour based on qualifications.
